Electrical Maintenance

Our electricians will undertake any electrical job required on both domestic and commercial properties. Such jobs will include, new installations, trouble shooting, inspections and compliance testing. We understand that renting out properties is the lifeline of landlords. Therefore we work hard to ensure all compliance and legislations are met with landlord properties.

We issue all relevant landlord certificates and periodic tests. All our electricians are Gas Safe Registered with years of electrical experience.

Making sure it is wired right

In addition to new installations, we also offer landlords electrical maintenance services. This ensures that their properties are always electrical sound and in a safe manner. The benefit of utilizing our maintenance services is that when a new Electrical Condition Inspection Report (EICR) is required, the condition of the electrical system has been correctly maintained throughout. Thus, reducing the risk of electrical items failing an EICR inspection.

What an EPC Certificate entails

Landlords or property owners that plan on leasing or selling properties require an Energy Performance Certificate. This certificate will determine the property’s energy efficiency scale from A to G. It will also illustrate what can be done to improve the rating to assist in reducing CO2 emissions.

Ideally you are looking for an efficiency rating of A. This is the lowest and normally means the lowest in bills.

What is a Gas Safety Certificate?

A Gas Safety Certificate is done by a certified Gas Safety Registered engineer. The engineer will inspect your gas appliances and systems for the following areas:

  • That the gas appliances are correctly set allowing them to burn at the correct operating pressure
  • Any harmful gasses generated are effectively removed from the appliance safely to the exterior part of the property
  • All installed ventilation routes and systems are clear and functioning correctly
  • All safety devices in the system are in date and working correctly

In addition to these checks, the engineer will also identify any defects currently in the system that require remedial work. It is recommended that a gas safety check be done every year for private owners. However, for landlords this a yearly legal obligation.
